Buying  a home is one of the most exciting and stressful decisions in life. And the goal of J M Allen Homes is to make that decision an easy pleasant one. We promise we will be with you every step of the way–from selecting your plan, to the building process through closing and move-in.

Now, let’s get started!

  1. CHOOSE YOUR PLAN…

JM Allen Homes has chosen a large and wide variety of floor plans for our clients. Our plan designs are of  homes that will meet the individual needs and lifestyles of families today.  What are those things  that are important to you now as well as in years to come. How many bedrooms and bathrooms will you need? One or two-car garage? Will you need an office space or guest room? All this must be considered when planning your dream home. The inside floor plan as well as the exterior finishes are important to consider. Choose a look that fits your personal style. And just as we promised, JM Allen Homes will be there to help find and build just what your family needs. 

  1. CHOOSE YOUR LOCATION…Allen homes

Build On Your Land/Lot… If building on your land or lot, we offer a  site evaluation to determine what is required to make your home site build ready.

 In community… We have several communities that are conveniently located just minutes from schools, shopping and recreation areas. Contact us for homes available for quick move-in located in our existing community developments. 

  1. GET PREQUALIFIED…

Talk to a preferred lender… JM Allen Homes has selected nationally-recognized lenders to assist you with financing. These lenders will recommend options that are tailored to your needs and answer any of your questions, making the process of buying your JM Allen Home as stress free and easy as possible.

Estimate your payments… So–what is the payment amount? This can be quickly determined by using our Monthly Payment Calculator.

Get Prequalified… Before previewing homes, it is beneficial to pre-qualify for a home mortgage loan. This gives you a realistic loan amount for which you qualify as well as a purchase price that fits your budget. 

  1. PERSONALIZE & PURCHASE…

Choose your style… Take a look at some of our homes to view the many options available. These include countertops, flooring, appliances, exterior color schemes, etc. Our experienced professionals will present all option details and will be pleased to assist you in making your selections.

Appliances… We offer well-known, name-brand appliances with microwave ovens in every home.

Exteriors… Don’t forget the exterior when choosing options for your home. A choice from two elevations is available for each of our floor plans with a variety of exterior color schemes. Ask us for a complete list of exterior options.

Purchase Agreement… Once your home has been personalized, you will enter into a purchase agreement.

  1. APPLY FOR A LOAN…

The next step is to apply for a new-home loan. Your lender is there to assist you in this process and will advise you on specific finance options.

  1. SALES HOLDING…

JM Allen Homes will begin immediately preparing construction and engineering drawings as required by local authorities as well as plans and specifications for your lender. Usually, we initiate the required task usually within a day or two of the purchase agreement. The file will be held in sales until all contingencies, engineering and financing have been received.

  1. CONSTRUCTION…

We take pride in building quality into each of our homes. Only the best building materials are used in the construction of your home and our crews are second to none. It’s exciting to see your home progress from the concrete foundation to framing, then completion! 

Our Construction Process… As construction progresses, you can watch your home taking shape. It is exciting to see the foundation being poured and the installation of plumbing and electrical components, drywall and interior finishes, cabinetry and trim form the interior of your home. And the outside comes together as well–exterior finishes and sidewalks, outdoor lighting and entryways. It’s becoming your home! You will have peace of mind with our detailed, quality assurance checks along the way. Following, a final walk-through will be scheduled before closing for orientation to your new home.

Get ready to move… As everything nears completion, we will notify you of an estimated move-in date. This is an estimated date only, as there can be variables in the construction process. Approximately 30 days prior to closing, schedule a tentative date with your movers. You may lock in the moving date as a more definitive closing time is determined. You’re almost home!

  1. CLOSING & WARRANTY…

Congratulations! You are about to become the owner of a brand new JM Allen Home! Your personal building team has been with you every step of the way and we will continue that support, even after you’ve moved into your new home.
